The conservatory has two ranch sliders opening out to the garden and raised deck area with a glass window for shelter then down to the private BBQ area. The living is heated by a free-standing wood burner on wet back plus a heat pump. The view from the kitchen window looks out to the river towards the Karitane wharf and entrance from the Pacific Ocean. There are two double bedrooms with large windows to take in the water and garden views and over to Matanaka Farm and Waikouaiti Beach, they both have double wardrobes plus a third smaller bedroom. There is internal access to the large garage workshop from the third bedroom plus extra car parking space beside the garage as well. The bathroom has a shower vanity plus a separate toilet and extra storage cupboards in the hallway. There is a secured parking area for a boat or caravan in front of the old boat shed that leads to the private boat ramp. The large flat easy care landscaped section has raised vegetable gardens plus a claw bath connected to hot water for evening relaxing and watching the birdlife. Near the end of the section is a separate studio which is insulated and carpeted with its own gate opening out to the public footpath. There is a good size private lawn area with extra garden storage sheds sheltered by a large hedge. Only a short walk to the Karitane store, boat ramp, Karitane wharf, then through the walkway to the Karitane Beach.
